RANCH TO HOLD OR DEVELOP
A 5440 acre deeded ranch is on the market located 25 miles west of Casper. There is good water at 200-250ft in the Frontier Formation, a small pond with a 34 acre foot water right plus a 2.13 ac ft direct flow appropriation, 5 permitted wells, one that isn't functional. One well is permitted at 600 acre ft, 1 acre foot is enough water for a household of 4 for one year, this well pumps 600 gallons/minute for 12 hours before it starts to draw down. This land would be great for a development of home sites for retirement and second homes for Baby Boomers, also primary residences for higher income earners looking for a tax-advantaged location. This property has multiple ridges for home sites with 20-30 mile views, probably 50% of the property. The rest rolls eastward with plenty of room for green areas, riding trails etc. Currently there is a bentonite deposit under lease, 1380 acres on the west side, to a mining company to extract an estimated deposit of 2,000,000 tons of bentonite. An additional deposit of similar size has been discovered underneath the original deposit since we started the listing process. The $3,000,000 price includes the bentonite royalties ($1.00/ton) for the 2,000,000 tons of proven deposits and ˝ of the $1,00 royalty for the additional deposit up to 3mm tons. The bentonite mining footprint is currently only 200 acres more or less at any one time. The price is $3,000,000 for 5381 acres with the bentonite, $2.5mm for 5381 acres without the bentonite lease, or $1.7mm for 3540 acres with no mineral lease ground. Call for details.

| | Hunting Property / Acreage - Chester, Arkansas | | | $242,000 | $2,000 | Arkansas | Hunter's paradise in the beautiful Ozark Mountains of Arkansas just outside the Ozark National Forest. Approximately 5 miles West of Chester, Arkansas. Property managed exclusively for Trophy Deer and Turkey with restricted hunting over the last 10 years. Attention: If you do not have the cash or you have not checked on a loan for rural unimproved property - please do us both a favor and look elsewhere. The property is being sold and marketed as hunting land - there are plenty of nice places to build, but of course they will need clearing. If you are expecting cleared pasture land - please look elsewhere as cleared property is useless for wildlife management. There is no pressure to sell the property as we are still using the land, along with other acreage we own, to hunt on. This Property has (2) small ponds with creeks that run most of the year. Construction of an additional pond has just been completed. Perfect for a hunting club or private game preserve surrounded by private property with heavy gates at entrances. Section of mature hardwoods along with plenty of wildlife cover with trails throughout property.
