A 5440 acre deeded ranch is on the market located 25 miles west of Casper. There is good water at 200-250ft in the Frontier Formation, a small pond with a 34 acre foot water right plus a 2.13 ac ft direct flow appropriation, 5 permitted wells, one that isn't functional. One well is permitted at 600 acre ft, 1 acre foot is enough water for a household of 4 for one year, this well pumps 600 gallons/minute for 12 hours before it starts to draw down. This land would be great for a development of home sites for retirement and second homes for Baby Boomers, also primary residences for higher income earners looking for a tax-advantaged location. This property has multiple ridges for home sites with 20-30 mile views, probably 50% of the property.
