    $ 20,000 worth of gates, ponds, and several habitat improvment activities including winter burns by the US Forest Service and wildlife food plantings. Construction of an additional pond has just been completed along with clearing and dozer trails throughout propery.

Minerals

    Deeds are in the safe deposit box - if it makes a difference as to whether or not you purchase the property I will go and look. The bottom line is that there are no minerals in the area anyway.

    Native grasses planted for wildlife at the recommendation of the game and Fish private lands biologist.

    None - secluded.

Easements

    Deeded easment on road (12 feet) going through neighbor's property. The easement is filed and goes with the property deed - end of discussion. You are welcome to improve the road - I like it just like it is - rough so no one else has easy access to the property. Easy access for you means easy access for everyone else and you would be better off spending your money on a Texas high fence hunt if you want easy.
