Terrain

Approximately 150 acres are surface irrigated and currently in corn, alfalfa, or Great Northern beans. The balance is in sub-irrigated pasture that will carry 40 to 50 cattle in the summer.

There is an emerging wine industry in Western Nebraska, and much of the land would lend itself to the growing of grapes and production "Winter Creek Farms" wines.

Location

The Winter Creek Farms with it's breath taking scenery and world class sunsets is located on the Blue Ribbon trout stream by the same name, approximately 7 miles northeast of Scottsbluff, Nebraska, where there is a all weather airport capable of holding 727 Jets for easy access to either coast.

Access

This working farm/cattle property is easily accessible on private jets or commercial air lines connecting thru Denver.

Trees

Sixty year old maple and cottonwood trees provide shade for the cattle along the creek.

Wildlife

Ducks and geese flock to the Winter Creek Farm in the fall and winter. Occasionally, they nest along the streams. There are pheasants, doves, quail, deer, and occasional wild turkey on the place. It is truly a sportsman's paradise.

Water

Plentiful good, cold well water for domestic use is available to two sets of improvements. Two clear water streams provide abundant good water for cattle and horses, and are home to some of the best fly fishing for trout within hundreds of miles. A recently completed irrigation well tested at 1250 gallons per minute, (enough to supply a small town), and supplements water from the canals.

Improvements

The original farm house with garage, lambing sheds, and horse barn are now used as a rental.

There is a two bedroom unit with garage, decks, and hot tub overlooking a trout stream which is currently used as the owners get-away cabin.

Comment

This is a ground floor opportunity to get in on the emerging wine industry. The first one who builds a winery in the valley will have many others bringing in grapes to be made into wine, adding new layers of profitability.

The nearby country school does an excellent job of teaching the basics. You won't be feeling that you have to send a body guard to school with your children, or that you are always walking around with a bulls eye painted in the middle of your back. You won't be having to constantly be looking over your shoulder watching out for terrorists. Your children can become active in 4-H projects, and learn to ride their own ponies in a protected environment.

Special Note

You can own this unique property for about the same price as many city dwellers will get for their house.

Terms are available to qualified buyers.
